Home Inspections
Homebuyers like to know that they are making a sound investment. A home Inspection performed by a professional who is licensed by the state of Texas is an excellent way to help make this decision. Inspectors provide a written report of items on a “checklist” which covers all the major mechanical aspects of the home. The inspector examines the working condition of the electrical systems, roof, plumbing, and other items. He then notes whether those systems are functional and up to date.
With older homes such as those so commonly remodeled in Fredericksburg, it is quite common for certain aspects of the home not to meet current codes due to changes in the code during the life of the home. Sellers can benefit from a home inspection prior to listing. With the information in the report, the seller has the opportunity to decide whether or not to make repairs and updates. Making these changes can increase the likelihood of the home selling. By eliminating negative distractions, buyers will be free to focus on and appreciate all the positive aspects of the home.
Buyers typically have inspections done during the “option period” of a sales contract. In Texas, buyers and sellers can agree on a length of time during which the buyer has the right to opt out of the contract. The buyer is required to pay the seller an “option fee” for this right. The buyer can then hire a professional home inspector to evaluate the condition of the home. It is important that the buyer have the report in hand before the option period expires. This is in order to negotiate any action to be taken based on the findings of the report. There are five possible actions: 1) the report contains no issues to be addressed and no action is needed (extremely rare); 2) the buyer finds a serious problem and decides not to buy the home; 3) the buyer asks the seller to repair the items noted prior to closing; 4) the buyer asks the seller to reduce the price to compensate the buyer for the items requiring attention; or 5) the buyer accepts the property as is. By utilizing the option period in order to have the home inspected, the buyer increases the likelihood of satisfaction with the purchase.
