There are inherent risks in the purchase of real estate. Investing money in an asset takes courage as well as the commitment to invest the effort to make sure you are getting the best for your money.
Like most communities, Fredericksburg has a wide variety of quality homes to choose from. Many are unique, historic homes and many are existing or recently constructed homes. Each one will have its merits and each one its flaws. These flaws are the characteristics the new home owner has decided to live with.
No homeowner, however, should ever be complacent about significant physical problems. Things to watch out for:
1. WATER LEAKS. Look for stains on ceilings and near the baseboards, expecially in basements or attics.
2. SHIFTING FOUNDATIONS. Look for large cracks along the home's foundation. Make sure you go around the entire perimeter and behind shrubbery. In addition, check the ceilings for any sign of cracks.
3. DRAINAGE. Look for standing water or evidence of water flows. Check both around the foundation and yard.
4. TERMITES. Look for weakened or grooved wood, especially near ground level. Professional inspection is highly recommended.
5. WORN ROOFS. Look for broken or missing copings and buckled shingles as well as water spots on ceilings.
6. INADEQUATE WIRING. Look for antiquated fuse boxes, extension cords (indicating insufficient outlets), and outlets without a place to plug in the grounding prong.
7. PLUMBING PROBLEMS. Turn on the water in sinks and showers and check for very low water pressure or banging in pipes.
All these things can be inspected before you begin any serious negotiations to purchase the home. Once you are commited to a purchase contract, however, a professional inspector should be hired to determine the extent of any serious issues. Finally, make sure your agent utilizes the option section of the contract to provide time for this home inspection and any final adjustments to the agreement that you feel are necessary.
