Many areas have homes that range from Historic homes, plain ranch-style, sophisticated remodeled homes, Bed & Breakfasts, older homes to new homes. There are not many side by side comparisons that make for an effective estimation of market values.
Defensive lenders in an attempt to minimize risk for bad loans are trying to regain control through centralization. In some cases, large banks have sent an appraiser unfamiliar with the Fredericksburg area to participate in the real estate transaction. And as you can imagine, inaccurate appraisals have led to complications in the approval process for some buyers.
