Lately I have been writing about the opportunities here in the Fredericksburg Texas real estate market.  As most know, prices have been moving downward on real estate.  If you are in the market for property in the Texas Hill Country, the time may have never been better.

A 3 bedroom 2 bath home which recently sold in Fredericksburg is the perfect example.  This home was built in 1974 in an area of town know as Carriage Hills.  The home is 1,370 square feet with a two car garage and had been updated very nicely (wood floors throughout most of the home).  The property has a grassy lot with a large area of the backyard covered with mature oaks.  The home sits nicely on a high point in the subdivision.  Simple but appealling, this Fredericksburg Texas home would be perfect for first time home buyers, small families or a quality rental investment home.

The sellers were asking $199,500 but the house stayed on the market for 290 days.  Apparently needing or wanting to sell quickly, the sellers then lowered the asking price to $165,000. 
This $34,500 drop in price represents a dramatic 17% reduction.  Not surprisingly, within 3 or 4 days, the property was under contract with no contingencies.  The buyers were prepared to ACT!

This Fredericksburg Texas home could have been your ideal second home, retirement home, or rental property.  The price was really attractive, yet the speed with which one had to react indicates that a buyer must be familiar with the market ahead of time (ie prepared) in order to know when an opportunity has arrived.
