Buy Low and Sell High in Fredericksburg Texas Real Estate.

What seems more useful than waiting for the negative daily news reports is to think about what opportunities might exist for us to make good real estate investments going forward.  While no one can predict with certainty what the future holds, what we can say for certain is that this is the best “buyers’ market” in Texas Hill Country real estate for many, many years.  Buyer activity has slowed to an almost unprecedented level, as buyers are frozen with fear.  What that means is that qualified buyers have one of the best opportunities for good buys in perhaps a generation. In other words, if you are ‘prepared’ to buy… then that ‘opportunity’ is now!  The two abstract concepts are materializing right here and now in the Fredericksburg Texas real estate market!

Another old adage that one should “buy low and sell high” comes to mind as well.  It’s easy to step in and buy when everyone is positive, but it probably means you are paying a fairly high price.  However, when there is so much fear and buyers are reluctant to act, one has a much better chance to buy low.

I will share a personal example with you.  My wife and I have long dreamed of having a second home in Colorado.  Recently we traveled to a town there to explore the real estate market and found a home which was very appealing.  The listing agent informed us that the market was very slow and that the sellers were “very motivated”. I should also note that this was at the height of the stock market meltdown.  In other words, it would have been very easy, and perhaps understandable if we had been afraid to act.  However, we thought that this might be the perfect time to buy our dream.  The house we were looking for was priced very reasonably based on all the comparables we studied.  However, knowing that the market was slow, we offered the seller 15% less than the “logical market analysis” asking price and what do know..  the sellers accepted our offer.

Our reason for buying this home was not as an investment.  We intend to hold this property for many years.  However, we all want to make good investments.  If we had waited for everything to look “rosy”, then what is the chance that the sellers would have accepted our offer?  In fact, what often happens when the market is good is that multiple offers come in on desirable properties.  That makes it more much more likely that instead of finding a ‘good buy’ it will just be ‘good bye’.
